Before making an appointment with your real estate broker, draw up a list of the factors important to you and determine your individual needs such as location, price, type of property, number of bedrooms, public transport, schools and so on.

You should be pre-qualified for a mortgage loan before starting your search

This is easy to do and will provide you with peace of mind when the time comes to buy a house. Mortgage brokers can help you obtain a pre-approval in writing at no cost and with no obligation. This can even be done over the phone. Better than a verbal approval, written pre-qualification is like having cash in the bank account. You will receive a letter from your mortgage broker that guarantees the amount of your mortgage loan and interest rates.  We will refer you to a mortgage broker who will facilitate the prequalification. This conversation will not cost you anything. This prequalification will guide us to help find the best property within your budget.

You’ve found your dream house?

We begin the search for your property.  When something pops up on Centris, our team will make the appointment for a visit and will get all necessary information about the property.  Once you have found "the one", we will write an offer.  The process of writing an offer will be explained when the time comes.  The dream begins!

Expenses to allow for when signing before notary

  • Deposit may be required with an Offer to Purchase
  • Adjustments for Municipal and School taxes.  Possibly for condo fees and water usage.  We will discuss these expenses in person.
  • The buyer and the seller must notify Hydro Québec of the date the property is scheduled to change hands, and ensure that all amounts owing are properly adjusted.
  • Heating oil tank: The seller is required to have the tank filled prior to the signing of the deed of sale and submit the invoice to the notary for reimbursement in full by the buyer. Unless a different agreement has been reached.
  • Homeowner insurance: Prior to signing the deed of sale, you must present proof to the notary that you have homeowner’s insurance.

Expenses to allow for after having signed the deed of sale

  • Land Transfer Duties or Welcome Tax : The municipality in which you settle will bill you within 60 days  of the signing of the deed of sale in an amount based upon the selling price or the municipal evaluation and scaled as follows:
    • 0.50 % of amounts up to $50,000
    • 1.00 % of amounts between $50,001 and $250,000
    • 1.50 % of amounts between $250,001 and $500,000
    • 2.00% of amounts between $500,001 and $1,000,000
  • The Welcome Tax varies from municipality to municipality.  And the municipality has the right to charge an additional comparative value to this Tax.
